The current property has lots of underutilized, barren asphalt. We can add vital new homes while providing amenities, open space and better resiliency – without displacing a single current rent-stabilized tenant.

THE PROPOSAL


Situated in New York City’s most vibrant public beach, the expansion of Surfside Park Apartments will include four towers of new housing, new public parks, streamlined access to both public transportation and the beach, a proposed aquatic center, and, most importantly, a state-of-the-art resiliency center that would serve the entire Rockaway community in severe storm recovery. We plan to incorporate new pathways and connections throughout the site, which will reconnect the community to the waterfront, subway stop, and ferry terminal.

We plan to restore the original retail spaces, creating dining, shopping, and social options along Beach 108th Street and a portion of Rockaway Beach Boulevard. In addition, the new buildings will have their own set of retail and community amenities, creating a much finer architectural sense of scale interspersed with the larger forms of the buildings. These restored and updated spaces will create jobs for local residents in businesses and provide new services for the community.

The new, state-of-the-art aquatic center will contain a new swimming pool facility enabling educational resources around water safety and swim lessons. The aquatic center will be administered by a non-profit partner, and, upon completion, used for sporting events and swimming lessons.

We will create efficient and significant covered parking options that will help the flow of traffic and enough spots to meet the demands of current Seaside and future tenants. The first-of-its-kind Resiliency Hub is prominently incorporated into the community design and resilience improvements will elevate the site – already one of the highest parts of The Rockaways – even further. The Hub will be a location to help the entire community recover from future storm events by providing potable water, electric generators, and emergency supplies.
